1. Observe first
Document what you're seeing, limit further damage where it's safe, and note when it started.
2. Evaluate the house and the slope
On sloped mountain lots, drainage has to be solved before anything else -- then standing water, liner attachment to uneven rock-influenced framing, termite-inspection access, air sealing, and equipment placement all follow.
3. Get the scope in writing
Clarify prep, protection, materials, access, permits, testing, cleanup, restoration, exclusions, and change orders.
4. Compare proposals on substance
Verify credentials and compare the reasoning and boundaries behind each proposal—not only the total.
5. Confirm at closeout
Check that testing, cleanup, documentation, and warranty terms are all in order.
